I have encountered the same problem. I don't know what causes it but 
basically if you want to make a partition change in the installer you 
have to remove all the existing partitions and re add them. The 
installer will not newfs the existing partitions. It fails the with 
"Invalid argument" error.

BTW, did you have any luck with gmirror?
